Gate Permits & Codes | Fayette County & the Bluegrass
The zoning, height, and safety requirements that actually govern metal gate projects across our service area, cited to their sources.
Permitting for a gate depends on its height, its location on the property, whether it is on a public right-of-way, and which jurisdiction governs the address. We confirm the applicable rule for your specific property before we design, rather than assuming Fayette County's rules apply everywhere in our service area, since they do not.
Fayette County Height Limits (LFUCG Zoning Ordinance, Article 15, Sec. 15-4)
| Location | Height Limit | Notes |
|---|---|---|
| Front yard | 4 feet | 8 feet on alley-abutting or certain double-frontage lots |
| Side or rear yard | 8 feet | Behind the front plane of the house |
| Side-street side yard | 6 feet | 4 feet if within 3 feet of the right-of-way |
| Pool barrier gates | Self-closing, self-latching | Latch release at least 54 inches above grade |
Footing Depth
Kentucky's Residential Code sets a 24-inch minimum frost protection depth for Fayette County under Table R403.1.4. For a cantilevered gate post, we build to 36–48 inches with a bell-shaped base as standard practice, well beyond the code minimum. See our full frost depth guide for the sources.
Automated Gate Safety Standards
Automated gates fall under UL 325 (the operator standard) and ASTM F2200 (the gate construction standard). See our full safety standards guide for what each one actually requires.

How We Confirm the Right Code Before We Build
Every one of the 20 communities we serve outside Lexington sits under its own city or county planning office, and several, including Lexington's own historic districts, layer additional design review on top of the base zoning ordinance. We do not assume one jurisdiction's rule applies somewhere else, even when two towns are a few miles apart. Before we design a gate, we identify the governing office for that specific address, confirm the applicable height and setback limits, and check whether the property carries an HOA covenant or historic overlay that adds its own review step.
For automated gates, permitting is only part of the picture. UL 325 and ASTM F2200 compliance is a safety requirement independent of local zoning, and we build to both regardless of whether the local permitting office specifically inspects for them. See our automation safety guide for what those standards actually require.
If your property sits in a historic district, expect an additional design review step before fabrication begins. We design with that review in mind from the first sketch, since a gate rejected at review after it has already been built is a cost nobody wants.
Permitting Questions
Often, but not always. Replacing a gate at the same height, location, and style as what already exists sometimes qualifies for simplified review, but this depends on the specific jurisdiction and whether the original installation was itself permitted. We confirm this before starting.
Consequences vary by jurisdiction and can include a stop-work order, a required retroactive permit application, or in some cases removal of the structure. We permit properly from the start rather than risk that outcome.
No. HOA architectural approval and government permitting are separate processes, and a gate may need both. We check for both requirements during the initial site visit.
It varies by jurisdiction and by whether historic district or HOA review is also required. Straightforward residential permits are often faster than commercial or historic-district projects. We give you a realistic timeline once we know your specific address and scope.
Not always. Genuine agricultural properties can qualify for exemptions, including on fencing material, that a residential property zoned similarly does not. We confirm the property's actual zoning classification rather than assuming based on appearance.
This depends on the jurisdiction and scope of work. Some gate installations fall outside routine building inspection entirely, while automated systems tied to electrical work may require an electrical inspection. We tell you what applies to your specific project.
In many cases yes, depending on the jurisdiction's requirements for who may apply. We handle this conversation with you during the initial site visit.
Most offices want a site plan or plot showing the gate's location relative to property lines, the proposed height, and in some cases material specifications. We assemble what is needed as part of the design process.
